OMSE is open to first-time buyers as well as a number of priority groups.

These include:

  • First-time buyers
  • Social renters who rent from a council or Registered Social Landlord
  • People with a disability who can demonstrate a housing need
  • Members of the armed forces
  • Veterans who have left the armed forces within the past two years
  • Widows, widowers and other partners of service personnel who have lost their life while serving in the armed forces within the last two years
  • People aged over 60 with a housing need

There are additional eligibility requirements which apply, so being within one of these groups does not automatically mean that you will qualify.

It is important to check the current scheme criteria before proceeding with a purchase.

 New property price thresholds

As part of the reopening of the scheme, new maximum property price thresholds are now in place.

The maximum price you can pay depends on the area of Scotland and the size of the property, based on the number of bedrooms and self-contained living rooms.

This is an important consideration when searching for a property, as a home above the applicable threshold may not qualify for the scheme.
